Booking Terms & Conditions

Definitions

"We", "Us", "Our" – My Superhost Ltd trading as Salt & City Stays, acting as agent for the property owner.

"Owner" – The owner of the property you are booking.

"Property" – The holiday accommodation listed and managed through us.

"Guest", "You" – The lead guest and all members of the party included in the booking.

"Booking Portal" – The secure digital platform where pre-arrival information, access details, and house rules are provided.

1. Introduction & Nature of Stay

Your booking is for a short-term holiday or business stay only. It does not create a tenancy or confer security of tenure under the Housing Act 1988. Operating a business from the Property is strictly prohibited. By making a booking, you confirm that you and all members of your party accept these terms and conditions.

2. Booking & Payment

A booking is confirmed only when we issue written confirmation. The booking deposit, balance due date, and any other payment terms will be stated in your booking confirmation and/or Booking Portal. You must pay the amounts and by the dates specified. Failure to do so may result in cancellation of your booking without refund.

We do not accept bookings from persons under 18 years of age. At least one guest over 18 years of age must be present for the duration of the booking. We reserve the right to refuse any booking at our discretion.

3. Access & Check-In Requirements

Property access details will be provided via the Booking Portal before arrival, once you have completed online check-in.

Check-in and check-out times are stated in your booking confirmation and/or Booking Portal. Early or late check-in/out requires prior agreement and may incur additional charges.

You must allow access for maintenance or inspections with reasonable notice, or without notice in emergencies.

4. Guest Responsibilities

You agree to:

Keep the Property and its contents clean, tidy, and in good condition.

Report any damage or breakages immediately – charges may apply.

Follow all house rules and quiet hours stated in your booking confirmation and/or Booking Portal.

Remove rubbish, clean dishes, and secure the Property before departure.

Not exceed the maximum occupancy stated in your booking confirmation.

Not smoke inside the Property.

5. Pets

Pets are only permitted if confirmed in writing before arrival and subject to any pet-specific rules stated in your booking confirmation and/or Booking Portal. You must clean up after pets, prevent damage or nuisance, and comply with restrictions (including keeping pets off furniture and not leaving them unattended). Additional fees may apply. The Owner may terminate your stay without refund if these rules are breached.

Flea Prevention & Treatment – All pets must be treated for fleas before arrival. If fleas or other infestations are found after your stay, you will be responsible for the full cost of professional treatment, including any associated cleaning, loss of income, or compensation payable to subsequent guests.

6. Amenities & Property Information

We aim to ensure property descriptions and amenities in the Booking Portal are accurate, but facilities may change or become unavailable. Internet and mobile coverage are not guaranteed. Rural properties may have features such as wildlife, cobwebs, or private water supplies. Please check before booking if you have specific requirements.

7. Electric Vehicle Charging

Not all Properties have a suitable or safe place to charge electric vehicles. Please check before booking. If you are keeping an electric vehicle at the Property, you must:

Use only designated charging points where available.

Use manufacturer-approved charging cables.

Never charge from a standard 13amp domestic plug or any socket inside the Property.

The Owner may refuse vehicle charging if, in their reasonable opinion, it is unsafe or unsuitable. Unauthorised charging may result in additional fees or termination of your stay without refund.

8. Damage Deposits & Damage Waivers

Damage Liability – Whether you opt for a deposit or waiver, your liability is not limited to £200. You agree to fairly compensate for damages to the property, nuisance caused, or any actions impacting the host’s income.

Damage Deposit – Where applicable, a pre-authorisation hold will be placed on your payment card for the stated amount for up to the number of days specified after checkout.

Damage Waiver – Where applicable, a non-refundable fee will be charged. This does not limit liability for damages exceeding the stated coverage.

9. Cancellations & Early Departure

Cancellation terms will be those stated in your booking confirmation and/or Booking Portal. No refunds are given for early departure.

10. Liability & Insurance

Your stay at the Property is at your own risk. To the maximum extent permitted by law, My Superhost Ltd, the Owner, and their representatives accept no liability for any loss, damage, expense, injury, or death suffered by you or any member of your party, or for the loss of, or damage to, any belongings, except where directly caused by our negligence or wilful misconduct.

We are not responsible for any indirect or consequential losses, including but not limited to loss of enjoyment, loss of profit, or travel costs.

You are strongly advised to obtain comprehensive travel insurance that covers personal injury, illness, loss or damage to belongings, and cancellation.

11. Verification & Identity

We may require ID verification before (digitally) or at check-in (physically), including presentation of valid photo ID matching the booking details.

12. Mediation & Dispute Resolution

My Superhost Ltd may mediate damage claims up to the amount specified in your booking confirmation and/or Booking Portal; our decision is final for these cases. If a claim exceeds this amount and you are at fault, we may pass your details to the Owner for further action. You have 7 days to respond to a claim before we proceed without further notice.

13. Complaints

If you encounter a problem during your stay, contact the Owner or designated contact immediately. If unresolved, email comments@saltandcitystays.com with full details so we can assist.

14. Legal & Data Protection

This contract is for accommodation services for specific dates; there is no statutory cooling-off period. Your personal data will be handled in accordance with our Privacy Policy.

We may share your information with the Owner, service providers, payment processors, insurers, regulatory bodies, or other relevant parties:

As necessary to manage and fulfil your booking;

To comply with legal obligations;

For security, fraud prevention, and dispute resolution;

For marketing and service improvement purposes, where permitted by law or with your consent.

15. Force Majeure

We and the Owner are not liable for events beyond our reasonable control (including but not limited to extreme weather, government restrictions, or utility failures).

16. Updates to Terms

We reserve the right to update these booking terms and conditions. The version applicable to your booking is the one in place at the time the booking is confirmed.
